FOR SALE BY EXORCIST is a horror comedy made as a documentary, which means it’s actually a mockumentary. From the very beginning, it’s obvious that this movie doesn’t take itself too seriously, which is a huge plus. In fact, it’s even one of the better ones in the niche.

One of the most famous mockumentaries (and found footage) productions ever is the 1998 cult classic The Blair Witch Project. The director of that iconic movie is a producer on this new genre-bending production.

Meet realtor Susan Price

In For Sale By Exorcist, we follow the real estate agent, Susan Price. With her wonderful Southern Drawl and deliciously inventive alternatives to using curse words, she’s extremely charming.

She’s also gifted in the paranormal sense and has carved out a very special niche as a realtor. When a house is haunted, she doesn’t shy away from the listing. Instead, she brings in her experts (often a former priest) and exorcises the ghosts so new owners can move in.

After years of flipping haunted houses across many states – she’s a licensed realtor in 12 states – she’s ready to find her own home. Having seen it all, she doesn’t scare easily, but it seems every house she comes across is haunted… or gets sold right before she can make a bid.

Soon, Susan Price (portrayed perfectly by Emily Classen) realizes that the ghosts she has evicted from their homes are looking for revenge.

For Sale By Exorcist – Review | Horror-Comedy Mockumentary

A truly morbid mockumentary

By now, many horror fans will have watched quite a few mockumentaries. They’re often made as found footage or horror-comedies – sometimes even both – and this is usually a good starting point.

When it comes to For Sale by Exorcist, it’s horror-comedy leading the way, and as a fan of the hybrid genre, I am one happy camper. Also, whenever the budget is on the smaller side, it’s often good to incorporate humor.

This movie is no exception.

For the most part, we’re getting gorgeous practical effects in a very simplistic and intentionally funny way. Whether make-up or quite crude (again, I do mean this as a compliment) special effects, it just highlights that this movie seeks to entertain us.

And it succeeds!

The director of For Sale by Exorcist is Melissa LaMartina, and the screenplay is by Chris LaMartina and Rob Walker. Getting The Blair Witch Project director Eduardo Sánchez on board as a producer probably didn’t hurt. Neither did the director, writers, or cast.

For me, everything just came together much better for this Epic/DREAD Original production. This is clearly the recipe for success. With a runtime of just 82 minutes, it’s certainly one of the more successful mockumentaries in the horror-comedy niche.

We’ve reviewed quite a few movies from Epic Pictures’ DREAD label, and this one is probably the best. Especially because it doesn’t attempt to be anything more or else than what it is. Several other releases have felt like cheap imitations and have fallen flat.

The IMDb ratings of The JesterThe Hangman, and Ghost Game are all under 4. I think (and hope) this latest release will do better. Obviously, they also have a hit franchise with the Terrifier movies, which have become a cult franchise for fans of it.

There was a bit of a lull in the final act of For Sale by Exorcist. This could’ve been improved upon to make the movie better, but it’s still very much a movie I recommend to fans of horror comedies. If you also enjoy shows about flipping houses, you’re really in luck with this one.

For Sale by Exorcist is out on Digital from March 11, 2025.

Plot

After a decade of flipping haunted houses across the country, resourceful realtor and certified exorcist Susan Price is on the hunt for her own forever home. When the displaced spirits she’s evicted through the years come back to torment her, Susan must banish the dark forces before her forever home becomes her final resting place.

I write reviews and recaps on Heaven of Horror. And yes, it does happen that I find myself screaming, when watching a good horror movie. I love psychological horror, survival horror and kick-ass women. Also, I have a huge soft spot for a good horror-comedy. Oh yeah, and I absolutely HATE when animals are harmed in movies, so I will immediately think less of any movie, where animals are harmed for entertainment (even if the animals are just really good actors). Fortunately, horror doesn't use this nearly as much as comedy. And people assume horror lovers are the messed up ones. Go figure!
